Lakhta Center is a multifunctional complex in St. Petersburg with the Gazprom headquarter and public spaces occupying a third of the area. Construction was completed in October 2018, now start work on the arrangement of business and public areas. The opening date of the complex will be announced after the completion of all the finishing and landscaping work. »

According to the assessment results of ecologic efficiency criteria at the design stage Lakhta Center Multifunctional Complex under construction in Primorsky district of Saint Petersburg is pre-certified for LEED for Core & Shell Gold. Independent focus areas in implementing green building principles were assessed such as sustainable sites, optimization means to achieve energy efficiency, public transport accessibility, use of recycled and local materials, design innovations.

For LEED standard a 100-point rating system is developed under five main categories: sustainable sites; efficient water consumption; energy and atmosphere; materials and resources; indoor environmental quality; plus additional 6 points for innovation and design as well as 4 points for regional priority. Each of the categories reviewed by experts has its own point system and evaluates an extent of implementing green building principles under a relevant focus area. If the work done by designers and builders complies with the standards, credits are granted, according to the total points one of four certification levels is awarded to a project:  Certified - 40-49, Silver — 50-59, Gold — 60-79 and Platinum  — 80 and more points.

The certification system implies a two-stage assessment procedure: at a design stage and at a completed construction stage. The assessment at a design stage (pre-certification) clarifies the features of a building at a design and working documentation stage however pre-certification at this stage does not cover operational features of a building which are assessed and certified at a completed construction stage.

For commercial property ecologic efficiency certification means not only reduction of operational costs, utility charges, compliance with international quality standards and potentially a higher project cost, flexibility in the event of tightening ecologic legislation as well as added value for the image of a brand. As of today about 80 mln square meters of built areas or 11,500 commercial projects in 112 countries are certified worldwide.  Over 132,000 accredited specialists in 91 countries have been trained under LEED.

Lakhta Center is a multifunctional public and business complex which core will be Gazprom group companies headquarters. Apart from offices the new complex will host a children’s scientific and educational center “World of Science”, exhibition halls, a planetarium, a health center, a multifunctional hall to hold congress, conferences, a com center and other public services including a bank, restaurants, cafes, etc. The total area of the buildings and facilities will be 400,000 m2. The completion of the complex is planned in 2018.

At present zero cycle works are being completed: the foundation of the multifunctional building (adjoining to the tower), the diaphragm wall along the contour of the foundation and the tower pile foundation have been completed. The construction of the tower box foundation is underway. In the central part of the tower the work related to the construction of the first overground floors has started. The works are performed by Lakhta Center General Contractor, Renaissance Construction Company. The working documentation is developed by Samsung S&T Corporation.  Technical supervision is provided by AECOM. The design of the complex is developed by “Gorproekt” CJSC. Scientific and technical support is provided by NIIOSP named after N.M.Gersevanov “NITS “Stroitelstvo” OJSC. LEED consultancy services for the project are provided by ALAN Mimarlık ve Proje Yönetimi Ltd. Şti.
